Standards can vary quite a bit from builder to builder, but this is a list of typical base standards you could expect to find in a new home. Things such as Granite, 9' ceilings, full masonry exteriors, stamped concrete, etc. would generally be considered upgrades.

Keep in mind that if a builder tells you they "include" all of the upgrades, it's really just you paying for it. Don't hesitate to ask your builder to take the upgrades out so that you can create a more affordable home. You can always add the upgrades back in later if your budget is looking good.

Anything in our homes can be upgraded from the base product type. Unlike other builders, we don’t make money on upgrades. Instead, we give the credit that we had originally had built into the cost breakdown for specific items that the buyer wishes to upgrade and we apply it directly toward the cost of the upgraded product. We can include all of these numbers into the cost breakdown that is handed into the bank so that it is included in your loan or you can pay for the upgrades during construction.


Our base prices do not include landscaping and/or fencing. However, just like with upgrades, we can add either or both to the cost breakdown to be included in your loan if you’re approved for the appropriate amount.


We do allow “sweat equity” with our homes, but because we like to keep tight control on scheduling and quality, we must treat you like any other subcontractor. For example, if you wanted to do your own hardwood floors, you would be given a timeslot to get everything done. We would expect it to be done within that timeslot and expect the quality to be such that it would pass inspection. As long as we have enough advance notice, we can work with the amount of time you might need to complete such work. We don’t want to give you 2 days if it’s more realistic that it will take you a week even though a subcontractor might be able to do it in the 2 days. At the same time, it can be difficult to bump the schedules of multiple subcontractors once they’re all scheduled in, so advance notice is important. Most of these items are addressed prior to construction in order to facilitate everybody and avoid scheduling conflicts later on.
